The land to the west of this neighbourhood is NEC (Niagara Escarpment Commission) protected land. You won't see housing developments west of Tremaine. To the north, expect lots of parkland, including the Sherwood Community Centre and an area that resembles Centennial Park in Etobicoke or Chingacousy Park in Brampton.

Perfect For
Private yards. If you’ve got a healthy budget, you have one of the best selections of houses with trees, green space or a pond behind. And don't forget the Escarpment views... there are some beauties here!
The Lifestyle
Taking the kids to the park. This area has access to some of the best parks in town, including the huge Sherwood District Park between Main and Given Lane.
Not So Great For
School boundaries. It seems like every year the kids in this area get shuttled to a new school. Although lately it has started to settle down as we've seen in the east neighbourhoods.
The Market
Anything from starter townhouses on Duncan Lane to the many double garage homes. A handful of houses in the area have broken the $1 million mark.

The Heathwood Forest collection west of Scott just south of Main. These homes command large 10%+ market premiums and sell quickly whenever they hit the market.
